Principles of Real Estate Finance and Investment Certificate

Designed for anyone that is new to the commercial real estate industry, thinking of joining the industry, or wanting to refresh their knowledge, the non-credit, Principles of Real Estate Finance and Investment Certificate is a great way to build a strong foundation in real estate financial literacy, vocabulary, skills, and tools. This certificate consists of three courses totaling 24 hours of instruction in addition to supplemental readings, exercises, and worksheets. A certificate will be granted upon successful completion of the required course components, including proficiency exams for each course.


Courses may be taken in any order, though it is strongly advised that you have taken Pro Forma Modeling I prior to taking Introduction to Market Analysis. Additionally, it is recommended that you have a solid understanding of Microsoft Excel before taking any of the required courses. If you do not feel comfortable navigating and using Excel, or would like to brush up on your skills, anyone enrolled in the certificate may elect to take the Introduction to Excel for Real Estate Professionals course at a significantly discounted rate. Content included in this certificate consists ofan introduction to real estate finance investment concepts, terms, and basic formulas and calculations; an introduction to the real estate development pro forma where you will build your own multifamily development pro forma starting from a blank Excel sheet, including uses and sources of funds, mortgage amortization, cash flow projections, property reversion.  

Learning Objectives 

Upon completion of this certificate, you will be able to: 

  • Understand the basic concepts of real estate finance and investment. 
  • Use the concepts and vocabulary of real estate finance and investment in context. 
  • Understand important calculations in real estate finance and investment, and perform those calculations using formulas and Excel functions. 
  • Create a multifamily investment pro forma from scratch. 
  • Understand how valuation and investment decisions are made. 
  • Manage all the basic terminology and concepts of a basic pro forma. 
  • Understand basic financial concepts like cash flows and amortization. 
  • Recognize theories of growth. 
  • Defend assumptions used in a pro forma. 

Certificate Format

This certificate includes all on demand courses, that can be accessed any time. 

  • Introduction to Market Analysis

    In this course, we will focus on how to determine a market’s key demand drivers, evaluate its current and future supply, and see how the interplay between demand and supply is reflected in real estate performance metrics.

  • Pro Forma I: Excel Modeling

    This course is for you if you have basic Excel skills and want to learn to complete a pro forma from scratch. You will be guided through the construction of a basic multifamily investment pro forma.

  • Introduction to Real Estate Finance and Investment

    Developed for nonfinance professionals, this course will give you a broad and solid introduction to the basics of real estate finance and investment. The course will take you from a review of basic financial concepts and analytical tools to an examination of how real estate investment opportunities are analyzed and financed.
