Overview
Commercial real estate is a capital-intensive business. Even small development and acquisition projects may cost tens of millions of dollars. Therefore, understanding the various capital sources and their pros and cons is essential for developers, investors, property owners and other real estate professionals.
This course provides an overview of the CRE capital markets. It covers the traditional debt and equity capital providers, as well as publicly traded financial instruments. After completing this course, you will be able to answer questions such as:
- What are the differences between permanent loans, construction loans, bridge loans and mezzanine loans?
- What is the structure of a real estate fund and how does it operate?
- What is real estate investment trust (REIT)? How are REITs different from other CRE investors?
- What is commercial mortgage-backed securities (CMBS)? How does a CMBS loan differ from a bank loan?
This course counts toward the Principles of Real Estate Finance and Investment Certificate.

A dedicated and passionate teacher, Dr. Tu has taught many courses at the graduate, undergraduate and professional levels. His expertise is in finance-related subjects, such as real estate finance and investment, asset management, capital markets, and financial modeling. Dr. Tu produced academic research in a wide range of topics, including housing valuation, smart growth and the new urbanism, sustainable and green buildings, commercial mortgage-backed securities (CMBS), real estate investment trusts (REITs), multifamily housing, retail shopping centers, and real estate education. He has also published with ULI. Dr. Tu received his PhD from George Washington University and earned the Chartered Financial Analyst (CFA) designation.
