Luke Koczela

Mr. Koczela joined BXP in 2023 as Director, Residential, and was hired to manage and grow BXP’s national residential business. His responsibilities include sourcing new residential development opportunities, developing financial and market analyses for potential transactions, strategic oversight of existing in-service assets, and working with capital partners to structure and fund the Company’s desired residential growth.
Prior to BXP, Mr. Koczela was at EJF Capital, where he played a key role in deploying $425M of equity, totaling $1.6B of development across over 3,500 multifamily units and 3.4M SF of commercial development. At EJF Mr. Koczela was a member of the ESG Committee and responsible for developing and executing the Real Estate ESG Strategy. Mr. Koczela began his real estate career at McCaffery, where he worked on Investments team and as a Development Project Manager focused on urban mixed-use developments.
Mr. Koczela received his BA in Geography and History at the University of Wisconsin, and a Master’s in Real Estate Finance at Georgetown University. He has been an active member of the Urban Land Institute since 2018 in a variety of capacities, as an instructor for the ULI Learning Foundations of Real Estate (FoRE) certificate program, serving as the Chair of the YLG Programs Committee and he was selected as a ULI Washington Rising Scholarship winner. Mr. Koczela is the Washington DC Market Representative for the University of Wisconsin Real Estate Alumni Association, and a member of NMHC and the DC Real Estate Group.
